Hey everybody!
So....I closed on my very first house FINALLY! Guys - I am now officially a HOME OWNER.....YAY :o) So...its a small traditional floorplan, 3BR / 1 BA, 1250sq ft, in an area here in Savannah called "Georgetown". This is a nice area where equity builds pretty fast so this is good for me! Itcomes with all appliances but guess what?? Today - I was telling my boss that I wanna get a new stove bc the one in there is used and I don't like it at all (a lil picky about the kitchen appliances...hehe) so he says..."Let's make a deal ok. You pick out the stove you want and let me know how much it is and I will give you a check for it and make it your house warming gift!" WOW! I was like NO WAY! But he insisted and I can't even believe it...how many bosses would do that?? I just thought that was so cool!

It's pretty cool for a starter home. Was built in 1994 but has been totally gutted and renovated so everything inside (cabinets and all) is brand spankin new!

Ok nuff about that...was just excited and wanted to share it with everyone :o)

Joe - my loan is...OK...didn't get many breaks and kinda had to go the 'non-conventional' route due to credit issues in the past. The very past but still visible on the credit report so I feel really lucky that I was able to get this loan. My payment isn't too bad and I am happy to not be throwing money away on an apartment ANOTHER year! :o) You will prolly have a much easier time than I did. Plus you are married and have 2 incomes...I'm single and one measly income...ROFL!!! hahaha! No lie - the whole loan process was totally grueling and stressful for me but its OVER and now I can celebrate!!! Bossman buyin me a new stove..woweee. He has JUST informed me that now I need to get a man (what is the deal with everyone telling me that I need to get a man? LOL!) But how does he know I don't have one already??? ;o)

Anyways...good luck with getting your house down the road. It was definately worth all the stress I went through when I walked inside my new home last night - knowing it was MINE now :o) And yes...VERY exciting!!

But you got one and that is the most important part. Now you can build equity for the future. We actually will have a tough time. We had to claim bankruptcy last month. Our old debt (from when we first got married) is out of control and at the point that we can't handle it any more. We have a date with the trustee next Friday and that is when it should be signed of on and we can start working our way back. But this will hurt our rate come next year (you have to wait a year to be able to get a home). But we should be able to get pre approved for more (we did get appronved for $150k, but we would like around $200K) cause our income to debt ratio will be WAY low.

bt hey... life gets in the way and you have to work with what you have.

Oh and you do need a man. :)

Sorry to hear about the bankruptcy Joe :o( Money is SUCH a biaatch!! UGH! Seems like no matter how hard you try sometimes sh!t happens! Be sure you do some serious studying about the mortgage company you choose. I should have done alot more than I did but luckily I had a great realtor and closing attorney. The realtor...she put alot of trust into me. I had to get a personal 2nd mortgage for like $5k from HER (she is the seller of the house as well)...and she did it...not even a second thought about whether or not I would pay it. I have GOT to go and get that woman a thank you gift!! PRONTO! LOL!! She was wonderful tho!

We have 2 people that couldf be good realtors. Pam has a parent of her kids from school that is one. then I just talked to a co worker of mine that just got his realtor license. so I think we might have that covered. I hate money... it gets you in trouble.

Speaking of realtors... If anyone is in need of a good realtor either in the L.A./Orange County area or in the Grand Rapids (MI) area, let me know. We bought our place in Mission Viejo last year and our realtor gave us a washer and dryer as a housewarming present. We then sold the place through her again and she busted her butt for us, as usual, and found us a good realtor in Michigan, who also busted his butt getting us this gorgeous house in the Grand Rapids area. When things went a bit awry with our escrow, this guy was willing to write an $80,000 personal check to help it close. He ended up not having to, but still, the thought...

I've heard many horror stories about nightmare realtors, so we consider ourselves very lucky that we've only worked with good ones. I'd love to share the wealth. :)

Sorry - had to take my lunch break n stuff guys geeeeze! Ok so you wanna know about the 'new guy' huh? Hehe!

He is my..ummm...'should have been' from high school. We should have ended up together a very long time ago and we both know it but things happen. This story has like an 11 year history so I won't bore you with all the details....After high school, he joined the military and I went away to college so you know how it is. We lost touch for a few years and about 4 years ago we found one another...turns out he is stationed 2 hours from me in Jax, Fla. We have seen one another here and there throughout that time but the timing was just....bad. I saw him over Easter weekend and I guess the timing is right for both of us now :o)

Joe...DETAILS?? ROFLMFAO! How many times? Man..no holds barred huh?? Well...just imagine finally getting to be with someone you have wanted to be with for the past 11 years (who has also wanted the same) and then lemme know what you think k ;o) *grins*
