Joining the Gromit club

No...not in the Naturalist sense....Audi and I have done like Gromit and we put an offer on a place on Thursday night. Friday was spent negotiating back and forth with the current owners to reach an agreed upon price and possession date. So we are now officially homeowners! No more renting for us!

We have put a couple of conditions on the sale, however, and unless they're met, the deal falls through, but it shouldn't be an issue at all. They're pretty standard conditions. Home Inspection has to pass (getting that done as I type this) and we have to approve and agree to the condo docs (we've hired a condo doc specialist to review it and find anything weird, or any sort of special assessments put on the place). Then we just have to have the bank say yes to giving us the money for the place (they have the power to say no, the place isn't worth anywhere near what you agreed to pay for it and we're not giving you the money to do so). Nothing should be a problem, as the place is recently upgraded, professionally from the looks of it but we'll see, condo docs are generally pretty standard so not to worried about them, and we know we got a good value on the place.

We bought a 1,593 sq. ft. townhome. 2 storey, 3 bedroom (master bedroom, 1 room just for the snakes, and 1 room for Audi to turn into a craft room) 2.5 bath, fully developed basement (which will be our office, and my man-cave) that we'll have a guest bed in, attached garage, small back yard for the dog(s) when we get them.

All in all, it's a beautiful place, for an amazing price at $308K (we got it for $4K less than the city assessment, and almost $7K below asking) and our condo fees are only $350/mth. Seems the condo board is pretty awesome, as the entire area is in great condition, and sales don't happen very often, as people seem to really want to stay.

We get the keys on March 8th! Can't freakin' wait!! Even tho we'll be in debt for the next 25 years lol.

Congratulations guys! Really proud of you!! ((((hugs))))

My husband's parents are itching to get out of dodge and move either to the southern end of the state or to Florida. Their house is paid for, and there's talk of us either buying it from them or renting it (if we don't have the $ to buy it). This is still a few years away, so we're still in rental hell.

That'd be exciting if you can get it, Virgo. Maybe you guys can work out a Rent-to-Own deal?

We'll keep our fingers crossed that it's sooner, rather than later, that you 2 get out of that place. We're in (what's supposed to be) and adult only building right now, and our neighbours have a 6 month old. It's room shares a wall with our room. We're really looking forward to not having to hear a screaming child at some stupid time of night. March 8 can't come fast enough!

There is nothing quite like the feeling when you finally get the keys and it really sets in that the place is all yours. Have fun hammering that first totally guilt free nail in the wall LOL.

Virgo, see if your parents will finance the mortgage for you (owner financing) That way they get the interest rather than the bank.

I'm looking for a place in southern NH right now. It would actually be closer to where I work. LOL.

lol, I tell her that now we've got enough room to get more snakes!

She's adamant that we get our puppies before we get any more snakes tho. I'm ok with that!
